What does Morteller estimate?
Morteller offers calculators across buying, owning, renewing and selling. They cover monthly ownership costs, affordability, closing costs, down payment planning, property tax, mortgage schedules and prepayments, home equity, renewal choices, current rates and estimated sale proceeds.
Is Morteller a free home cost estimator?
Yes. Morteller is a free home cost estimator with connected monthly-cost, closing-cost and affordability calculators. No signup, subscription or contact details are required.
Can I use each calculator independently?
Yes. Open Explore tools and choose any calculator directly. Every dedicated calculator uses the same Morteller experience as the homepage and asks only for the information that tool needs.
Is this a mortgage approval or lender quote?
No. Morteller is a planning tool. Its results are not a mortgage approval, lender offer, tax bill, utility bill or insurance quote.
Why is Ontario property tax not based directly on the purchase price?
Ontario property taxes use assessed values. Morteller estimates a 2016-equivalent assessed value using local property benchmarks before applying the municipality's residential tax rate.
Do I need to provide contact or credit information?
No. Morteller does not ask for your name, email address, phone number, credit score or account details. Calculator inputs are processed to return the estimate and are not stored in a Morteller account or calculation history. Google Analytics is used for aggregate website traffic and performance.
Which provinces does Morteller support?
Morteller currently supports Ontario. Choose a supported municipality for local estimates or use the Ontario-wide option when your municipality is not listed. More provinces are planned.
Can Morteller check this home's affordability?
Yes. Enter the property, gross household income and relevant debt amounts to compare it with standard mortgage qualification guidelines. The result includes estimated income required, a qualifying payment, Gross Debt Service and Total Debt Service ratios, but it is not a mortgage approval or pre-approval.
Does Morteller estimate closing costs?
Yes. Start from your monthly results or use the closing-cost tool directly. Morteller estimates applicable land transfer tax, rebates, legal fees, title insurance and other buying costs separately from monthly ownership costs.
Can Morteller help with my mortgage renewal?
Yes. Enter your remaining balance, current rate and remaining amortization to see your estimated payment at today's public Big 5 rates and how much it could change. You can also add a renewal offer to see how it compares. It is a planning estimate, not a lender offer.
