How it works

Estimate your selling costs

Net proceeds are the sale price left after the mortgage payout and entered selling expenses. They are not the same as profit.

What the estimate considers

  • The editable 2% listing-agent and 2% buyer-agent compensation defaults are illustrations, not standard or required rates.
  • Ontario's 13% HST is applied once to both entered commission amounts.
  • The editable $1,500 legal and $300 discharge defaults are planning assumptions, not verified quotes.
  • Capital gains tax, principal-residence treatment and lender-specific penalties are not estimated.
About Morteller's calculation approach

Good to know

Clear answers before you use this calculator.

Is the commission rate fixed?

No. Brokerage compensation is negotiable. Morteller separates the listing-agent and buyer-agent percentages so either amount can be adjusted, including to zero when appropriate for the agreement.

Does zero mean there is no mortgage penalty?

No. A zero entry only means a penalty was not added to this estimate. Your lender must confirm whether a prepayment penalty applies and its amount.

Does net proceeds mean profit?

No. Profit would also consider the original purchase price and other historical costs. This tool estimates cash remaining at sale.
